Obtain the Energy Performance Certificate and join the program " Saving at Home " for having energy benefits .
The following questions and answers give you some useful information about the Energy Performance Certificate. For any other information you need do not hesitate to communicate with us.
Why do we need an Energy Performance Certificate (EPC)?
The Energy Performance Certificate (EPC) is now necessary for every building rental and conveyance of over 50 square meters. From this obligation the industrial buildings and the warehouses are exempted. The Energy Performance Certificate (EPC) will be required not only by the tax office so that it can validate your lease, but also by the notary in case of conveyance – sale of your real estate. The good news is that the Energy Performance Certificate (EPC) has a validity duration of ten (10) years and it can be used for unlimited rentals and conveyances during its ten – year validity.
A certificate accompanies therefore our buildings for many years and as a consequence we will have to select with much attention the Energy Inspector or the Energy Services Company to whom we will assign its issuance, as an incomplete or incorrect energy certificate will create problems for us or it will have a negative impact on our administrative and financial transactions as well, but also on our transactions with the public services for many years, whereas in addition it is extremely difficult to modify or replace it.
Therefore we will have to pay a lot of attention to the choice of the suitable professional and not just to the cost, which is anyway relative low. The differences of the offered prices among the professionals are too small.
What does an Energy Performance Certificate "certify" ?
The Energy Performance Certificate (EPC) show us with an approximate method how much energy our apartment or our building consumes for heating, cooling, air conditioning and production of usage hot water. In the calculation of the classification of the building, the oldness of the building, the existence or not of the thermal insulation, the heating system, the frames etc. are in fact of crucial importance.
All buildings are classified into 9 categories. These categories starting from the best to the worst are: Α , Α, Β , Β, Γ, Δ, Ε, Ζ, Η
Why was my building classified into the last category (Category Η)?
The category of the building is not selected by the energy inspector but by the so far existing legislation. The relevant legislation burdens therefore particularly the buildings constructed before 1980, which have not been upgraded in terms of energy and for this reason the most residential apartments in our country belong to the last category. This of course can be changed by making an energy upgrade to your own building.
What is the subsidy program " Saving at Home (exoikonomisi kat oikon) " ?
The program " Saving at Home " (exoikonomisi kat oikon) subsidizes a large part (up to 70%) of the cost of projects. The program provides the subsidy of energy saving interventions in new and old buildings as:
- the replacement of frames
- the installation of thermal insulation
- the installation of solar water heater
- the installation of heat pumps
The official site of the program is the following: http://exoikonomisi.ypeka.gr
What kind of "Energy Upgrade" can I apply?
In any apartment or building a lot of interventions can take place that will upgrade to a great extent its energy classification, independent of how old it is. These could be: the installation of thermal insulation, the replacement of the heating system (e.g. heat pump), the installation of a solar water heater, automation systems etc. As far as the cost of energy interventions is concerned, feel free to come in contact with emergon.
